Texas is one of only a handful of states which do not require property sales prices to be disclosed.
The MLS reports prices and allows appraisers to keep home appraisals close to market values, but commercial sales are cloaked in secrecy.
The Texas Association of Appraisal Districts estimates:
Texas commercial property is undervalued by 40 percent.
